Roofing Project Supervision

The Work Is Done, but Is It Really Compliant With the Plans?

Even a competent contractor can make mistakes under the pressure of a job site. Gestion Defcor provides roofing project supervision for condominiums, institutions, and project owners in Montreal, on the South Shore, and across Quebec — independent quality control, site report, no ties to the executing contractor.

A buried site error costs far more to correct after the fact.

Before the Work Begins

Effective supervision starts before the work begins. Gestion Defcor reviews the complete file — plans, specifications, contract, building history — to identify risk areas and the critical stages that need to be monitored as a priority.

This preparation allows us to intervene with precision from the very first day, with no learning curve on the job site.

During the Work

The value of supervision lies in the details that only a trained eye catches — and only if that eye is present at the right moment. Certain stages leave no room for error: a poorly welded membrane, a misaligned flashing, or a poorly sealed drain are invisible once the system is complete.

Gestion Defcor acts as an independent third party — our loyalty goes to the project owner, not the executing contractor.

What We Verify on the Job Site

Each visit covers the technical elements according to the progress of the work:

  • Removal of old materials and condition of the exposed substrate
  • Vapour barrier, insulation: compliant installation and fastening
  • Membrane: welds, overlaps, adhesion, termination details
  • Flashings, drains, and penetrations: sealing at critical junctions
  • Compliance with plans, specifications, and manufacturer requirements

Full-Time or Targeted Site Visits

Full-Time Supervision:

Continuous presence on the job site. Recommended for major projects, institutional buildings, or job sites with a history of problems. Every stage is documented in real time.

Targeted Site Visits:

Presence at critical stages of the job site. Appropriate for smaller-scale mandates where continuous presence is not justified by the budget or complexity.

Follow-Up Reports

Each visit produces a documented report transmitted to the project owner:

  • Captioned technical photos by zone and by stage
  • Clear findings on the progress and quality of the work
  • Observed anomalies with recommendations for immediate corrective measures
  • Follow-up on outstanding items from visit to visit

Project Acceptance — A Step Too Often Overlooked

The end of the work does not mean everything is compliant. Acceptance is the last opportunity to identify deficiencies before the contractor leaves the job site and recourse becomes more complex.

Gestion Defcor performs a rigorous final inspection of the entire installed system — membrane, terminations, flashings, drains, penetrations — and produces an acceptance report documenting the condition of the work at the time of handover.
